House Rules: 1. Guests and visitors should comply with the parking regulations and requirements and must show consideration to other vehicles in the neighborhood. 2. No smoking allowed 3. No parties or events. 4. No unregistered guests or visitors allowed. 5. The maximum property capacity is 10 people. 6. Quiet time after 11 p.m. 7. No eating or drinking in bedrooms. Please enjoy your meal in the dining room. 8. Dispose of the garbage in the trash bin. 9. Keep sand outside of house and shake towels dry of sand. 10. Beach towels shall be returned before departure. 11. Please clean all feet and hands prior to entering hot tub to minimize sand and dirt. 12. Please use the hot tub only between 7 a.m. and 10 p.m. 13. Keep a close eye on your kids while in and around hot tub and gym area. 14. No pets allowed. 15. Make sure to turn off the lights and any electronics when you leave the house. Don’t forget to close the windows and lock the door. 16. Report any damages and/or breakages in a reasonably timely manner. Damages exceeding the security deposit amount must be paid by guests. 17. Follow checkout instructions provided By booking, guests agree to the liability waiver terms outlined here: Hot Tub, Kayak, and Exercise Room Waiver and Release of Liability Form Release of Liability, Waiver of Claims, Assumption of Risk, and Indemnity Agreement PLEASE READ CAREFULLY. BY STAYING AT 72901 BASELINE ROAD, YOU ARE AGREEING TO THE TERMS OUTLINED IN THIS DOCUMENT, WHICH INCLUDES THE WAIVER OF CERTAIN LEGAL RIGHTS, INCLUDING THE RIGHT TO SUE. To: Aaron Overhiser (Owner of Property, Releasees) I, (Tenant), intend to utilize the hot tub facilities and gym equipment during my stay at your vacation home. By using these facilities, I acknowledge and understand the following: 1. Use of the hot tub is at the tenant's own risk. My use of the hot tub facilities during my stay carries inherent risks, such as: A. Potential injury due to equipment malfunction; B. Risk of tripping or falling over obstacles in the hot tub area; C. Risk of collision with other swimmers; D. Other potential injuries resulting from engaging in activities in the hot tub. 2. An adult must supervise at all times. 3. Tenants and guests should exercise caution when using the hot tub. 4. Diving is strictly prohibited. 5. The Landlord bears no responsibility for injuries sustained by tenants or guests while using the hot tub, gym equipment, or kayaks. 6. The hot tub's temperature may vary due to weather conditions; the Landlord is not liable for any inconvenience caused by such fluctuations. 7. The Landlord is responsible for all necessary maintenance/repairs unless damage is due to negligence or misuse by the Tenant. 8. Tenants are liable for any damage caused to the hot tub, gym equipment, kayaks, or surrounding areas. 9. Risks associated with using gym equipment and kayaking are assumed by the Tenant. 10. Landlord reserves the right to revoke hot tub, gym, or kayaking privileges for any violations of this agreement. In consideration of being permitted to use the hot tub and associated facilities, I hereby agree to the following conditions: 1. WAIVE ANY AND ALL CLAIMS against the Owner, its directors, employees, etc., related to my use of the hot tub, gym, and kayak areas. 2. RELEASE THE RELEASEES from all liability for any loss, damage, injury, or expense I may incur, regardless of the cause, including negligence on the part of the Releasees. 3. Confirm that I am over 18 years old and will abide by all property rules. 4. Acknowledge that this Waiver, Release, and Agreement are binding on me, my heirs, next of kin, etc. I acknowledge that by staying at 72901 Baseline Road, I am surrendering certain legal rights against the Releasees and agree to comply with the rules outlined above. I also agree to adhere to the Good Neighbor Policy.

Guests have access to the entire home, driveway parking, backyard, deck, hot tub, grill, fire pit, outdoor seating areas, game room, ping pong table, home gym, laundry, kitchen, and TVs throughout the home. Self check-in is available through the keyless entry on the back door, with access details provided before arrival. Guests may use the propane grill, hot tub, Bluetooth speaker, beach towels, bathroom essentials, Roku TVs, YouTube TV, and gym equipment during their stay. Kayaks are available for rent upon request. Life jackets and paddles are included and must be used at all times. All kayak use is at the guest’s own risk.
